Mold inspection & testing
Moisture is common in the Pacific Northwest. Tim is an IAC2 and InterNACHI certified Professional Mold Inspector and Board Certified Master Home Inspector.

When mold testing makes sense
- Seller disclosure indicates past water damage or mold
- Mold growth suspected, or musty odors in the home
- Water damage found; high humidity or condensation
- Sensitivities to mold, allergies, or asthma
- Infants, immunocompromised, or elderly household members
What a Complete Mold Inspection includes
A comprehensive analysis of the building envelope (interior, exterior, and roof), including accessible crawl spaces and attics, looking for water intrusion, mold growth, and conditions conducive to mold. As a certified Infrared Thermographer, Tim also uses infrared thermography and a moisture meter to help identify concealed areas of concern.
Areas of concern are sampled (air or surface) and sent to a laboratory. The Complete Mold Inspection fee includes five samples: two exterior air samples as a comparative baseline and three interior samples. Lab analysis typically takes 2–3 business days. The final report includes findings, repair recommendations, and the laboratory’s Mold & Air Quality Report.
Extra samples: Additional interior samples are $50 each (per his live mold page). If more than three interior areas of concern are identified, Tim can collect them at the inspection and confirm authorization before mailing extras to the lab.
